Pine Top Hung Energy Saving Access Roof Window. The big benefit of this window is Self-Cleaning Glass "BIOCLEAN". The hinge is placed in the Top of the frame with gas springs and allows the sash to be open to any angle up to 30° for ventilation or fully open to 180° for easy access. Can be fitted on the roof pitch 15° - 65°. Available with Flashing for Slate roof or Universal Tile Flashing. Window is pine finish inside and dark grey outside. This is good quality window perfect for any loft space. This window is also well insulated against outside noise and temperature fluctuation. Key locking handle included.

For fire escape purposes the window should have an unobstructed opening area that is at least 0.33m2 and at least 450mm high and 450mm wide.

To comply with fire escape regulations window has to open and stay opened at minimum 45°.
